Northpoint Breaks Ground on State-of-the-Art Beltway East Business Park
Rare Development Site Offers Cutting-Edge Facilities and Capital Beltway Accessibility
Northpoint Realty Partners is pleased to announce it has commenced with the construction and development of Beltway East Business Park in partnership with DWS, one of the world’s leading asset managers. Beltway East consists of two Class A warehouse facilities totaling 161,500 rentable square feet on two parcels of land totaling 18.5 acres. Delivery of both buildings is anticipated to be December of 2021. The property is located on Fallard Drive in the Dower Employment Center – the last available, developable land within the park. The buildings will be ideal for those demanding logistics users that require the most modern facilities with abundant parking, storage, and exceptional accessibility.
This project establishes the programmatic relationship between Northpoint Realty Partners and DWS. It is the goal of this venture to invest in Industrial Value Add and Development opportunities throughout the Mid-Atlantic and East Coast markets together.
The property is located less than 1 mile from Route 4, making it ideally suited as a logistics hub with direct access to the Capital Beltway. The main parcel, which will house the larger of the two tilt-wall buildings, is approximately 14.5 acres at 6000 Fallard Drive. Building 1 will be 115,500 SF, with 32’ clear height, 2 drive-in doors, 39 dock doors and a 130’ truck court, along with parking for 29 additional trailers and almost 2 acres of additional secured/paved/lit storage and/or parking. Building 2 sits on approximately 4 acres at 6001 Fallard Drive and will be 46,000 SF, with 28’ clear height, 1 drive-in door, 27 dock doors and a 100’ truck court.
“As more tenants and industrial users are priced out of more developed/established industrial markets in Northern Virginia and Montgomery County, the Branch Avenue/Pennsylvania Corridor offers an excellent opportunity at a discount,” Managing Partner Christian Chambers explained. “These buildings will be the only state-of-the-art industrial product in this part of Prince George’s County, where the average age of inventory is more than 40 years old.”
With the cutting-edge improvements provided at Beltway East and with the Capital Beltway providing access to major residential and commercial districts in the Washington D.C. metro area, the project should prove enticing to the growing E-Commerce and 3PL sectors. “The supply of new industrial product within 30 minutes of downtown Washington, DC is extremely limited,” Northpoint partner Tim Riordan continued. “This is a rare development site that’s strategically positioned to capitalize on the explosive growth in demand we’ve seen in the region.”
