2019: A Year in Review

As we gear up for 2020, which already promises to be filled with exciting new ventures and continued growth, we’d like to take a few minutes to reflect on what’s been our biggest year yet. We welcomed a number of new team members to the Northpoint family, enjoyed working on some incredible projects, and were fortunate enough to collaborate with and work for some amazing partners and clients. We’d like to thank our team, our clients, our partners and our communities for making this such a remarkable year!

And We Just Keep Growing…

As demand for our services grew throughout the region, so did our team. We were thrilled to welcome some new talent to the Northpoint family. While their qualifications and expertise may vary widely, our new professionals all share the same passion for bringing their best to work each day and providing the exceptional customer service that our firm is built upon. 

Greg Snellings joined Northpoint in January as Controller of Northpoint. With over 25 years of experience in finance and accounting, Greg offers a unique and in-depth understanding of the technology and processes that are needed to grow, support and scale our ever-expanding enterprise.

Jason Fletcher joined Northpoint Construction (NCS) in April as VP of Business Development and Pre-Construction. Jason draws upon over 18 years of experience in the construction industry in both commercial and residential projects and is dedicated to going above-and-beyond for clients and developing long-lasting and meaningful relationships. 

Mike Klingerman also came on board in April as Superintendent for NCS. With a decade in commercial construction, he brings to the team vast experience working on projects of all sizes in both the public and private sector and is extremely knowledgeable in base construction as well as optimizing the tenant experience. He takes pride in creating an atmosphere of trust, a quality his peers, subcontractors and clients all appreciate. 

In August, we welcomed Brendan Heffern and Daniela Solórzano. Brendan joined Northpoint Services as Project Director, bringing invaluable knowledge gained from his days as a contractor for the U.S. government and from owning a residential construction company. His wealth of experience and a finely tuned eye for detail enable him to mitigate challenges and deftly balance the day-to-day realities of a project with client needs and parameters. 

As Operations Manager, Daniela oversees the firm’s day-to-day accounting processes while supporting our operating needs. Bringing over 15 years of experience in providing superior customer service, as well as superb interpersonal skills and insightful solutions, Daniela has already proven instrumental in the firm’s continued growth and success.

Marya “Tin” Po joined the NCS team as Project Manager in September. His experience in base construction will help serve the needs of our growing client base for the general contracting division. His attention to detail and client focused mentality is already showing a positive impact on the day-to-day operations of projects and in forging strong client relationships.

John McAvoy joined the team in October as a Superintendent for NCS. With over 30 years of experience in multifamily and commercial projects, John brings a high level of expertise and institutional knowledge to the daily oversight of our projects. His presence will continue to ensure the firm’s stellar reputation for completing projects on-time and on-budget. 

This fall Barron Williams joined us as Director of Investments and Asset Management. With over 20 years of real estate investment expertise, he can move fluidly from market research to acquisitions, from development to financing, leasing and dispositions. His expertise in navigating diverse markets and ability to identify dynamic opportunities will ensure our firm’s current upward trajectory continues with intelligence and purpose.

Just this month, we welcomed John Scott to the team. John’s exceptional communication skills and prior experience as the lead manager on mixed-use site development projects will serve him well as Senior Project Director. John’s ability to leverage untapped potential will help the firm optimize our team’s strengths and maximize business opportunities, while his capacity for developing strategic and tactical plans will support the firm’s continued growth.

Project Highlights

As is probably evident with the many additions to our team, we were busier than ever this year. Whether serving as Owner’s representative, partnering with an esteemed firm or taking the lead on a renovation or development project, we brought our enthusiasm, expertise and creativity to every endeavor. Here are some highlights of our work throughout the year, as well as some projects we are excited to undertake in 2020.

JBG Smith Properties’ redevelopment in National Landing 

The transformation that will take place near Amazon’s new headquarters in Crystal City, Virginia will be nothing short of astonishing. And at the heart of this, JBG Smith Properties’ redevelopment of a half-dozen mixed-use buildings will span nearly 2.6 million square feet. Our team has been honored to be part of this exciting effort, providing our expertise and pre-construction consulting services. As plans continue to move forward, this is definitely a project to watch.

Huntington Crossing Sale to Lennar Homes

In September, we completed the successful rezoning and sale of Huntington Crossing to Lennar Homes. Huntington Crossing, located at the intersection of Midtown Avenue and Metroview Parkway in Alexandria, Virginia is slated to be a premier residential project of 62-unit urban style townhomes and is an example of the positive impact of infill housing in urban areas. Huntington Crossing and its future residents will benefit from direct access to the Huntington Metro, Old Town Alexandria, National Landing and the future home of Virginia Tech’s Innovation Campus.

Flats at Shady Grove

In January, Cafritz Interests hired Northpoint for asset management services to finish the conversion and lease-up of The Flats at Shady Grove from hotel to apartments.  Responsibilities included completing necessary renovations and capital improvements, evaluating processes and controls at the property level, replacing management and implementing a new lease-up strategy for stabilization.  The property was successfully stabilized and is being positioned for a sale in 2020.

Industrious Alexandria

Industrious, a national collection of best-in-class shared workplaces, opened a new space in Alexandria, Virginia across from the Eisenhower Avenue Metro Station. Our team was proud to serve as the Owner’s representative for this location. From managing the design and permitting process to overseeing the construction and delivery, our team was an integral part of delivering this high-end workspace to the area.

The Glover House

We were honored to provide CM Services to JBG Smith Properties on The Glover House project. This redevelopment project introduces a luxe new apartment community in the District’s NW Glover Park neighborhood, complete with a 15,000 square foot Trader Joe’s. We were pleased to note this highly anticipated project has been well-received by the community. 

401 N Washington St

It’s always a pleasure when we’re able to partner with clients on several different projects. Our Construction team was excited to lead the renovation work at 401 N. Washington St. in Rockville, Maryland. The building’s newly renovated amenities now include a conference center, lounge, communal kitchen area, state-of-the-art fitness center and upgraded bathrooms.

Whittle School

Located in the former Intelsat headquarters at 4000 Connecticut Ave. NW D.C., the Whittle School & Studios opened in September as the District’s newest private school. Our CM team is thrilled to be involved in the oversight of the campus’ dramatic transformation and expect it will add to the city’s already impressive educational landscape. 

Gables Residential

Gables Old Town North are apartment homes in Old Town Alexandria. Our CM team provided oversight and assistance with coordinating and closeout of the building’s amenities, landscaping and townhouse units. 

Cedar Park

We are excited to share that the renovation of Cedar Park, a 75,000 square foot shopping center in the Town of Vienna, will begin January 2020. Our Construction team will be taking the lead on Cedar Park’s makeover, with additions that will include a bigger parking lot, the addition of a bioretention pond, new walkway canopies, a new roof and more.

Holly Court

We pride ourselves on reimagining unusable spaces and transforming them into places that people not only can use, but want to use. Such is the case for the construction work we will undertake for Holly Court Apartments. After realizing the pool hasn’t been open in nearly 10 years, our team has created a plan to better utilize the space. We will demo the pool and install a new playground, patio area and landscaping, then renovate the clubhouse with a new roof, windows, modern finishes and more. We anticipate that the end result will be a common area that will serve as a gathering place and focal point for the community. 

City Ridge

We were awarded a key role in the District’s highest profiled project, City Ride, a new mixed-use development on the former Fannie Mae headquarters building at 3900 Wisconsin Avenue, NW. Our team will be providing construction management services to the ownership, Roadside Development, for +/- 1,800,000 GSF. The total project value is anticipated to be +/- $425M.

Communicator Awards

In May, we were honored with two prestigious wins in the international 2019 Communicator Awards: Best Real Estate Website and Best Business-to-Business Brochure. These wins were significant, as the Communicator Awards is the leading international awards program recognizing creativity in the marketing and advertising industry and is one of the largest awards of its kind in the world. We proudly share these two Communicator Awards with our advertising agency of record, Red Thinking.

In Gratitude

It is gratifying in so many ways to look back on the year and note the continued growth of our firm. We bid farewell to 2019 feeling fulfilled and thankful for our incredible team, valued partners and much appreciated clients. We wish all of our friends, family and business associates a happy and healthy holiday season and look forward to a phenomenal 2020!
